Fixed fees for standalone legal services. Select the services you require and we will produce a written quotation.
Assumptions — this quotation is based on the following:
VAT: All fees marked + VAT are subject to VAT at 20%. Witness signing and statutory declaration fees are not subject to VAT — these are prescribed commissioner for oaths fees set by the Commissioners for Oaths (Fees) Order 1993.
Validity: This quotation is valid for one month from the date of issue.
Additional disbursements: Some services may require additional fees payable to third parties (e.g. Land Registry, HMRC). We will advise you of any such costs before proceeding.
HM Land Registry requires identity verification for any party to a property transaction who is not represented by a solicitor. This is done using a Land Registry form ID1.
A solicitor certifies your identity by examining original documents (passport, driving licence, utility bills) and completing the ID1 form, which is then submitted to the Land Registry.
This is commonly needed for private sellers, buyers acting without a solicitor, or parties involved in a transfer of equity who are not otherwise legally represented.
You may be entitled to a refund of Land Transaction Tax (Wales) or Stamp Duty Land Tax (England) in certain circumstances, including the following. We are not authorised to give tax advice, so please check whether you qualify on GOV.UK or with a tax adviser:
We prepare and submit the reclaim application on your behalf. Our fee of £200 + VAT covers our professional time; any refund due is paid directly to you by the relevant tax authority.
Some documents require your signature to be witnessed by an independent person — one who is not a party to the document and has no personal interest in it.
Examples include:
Our fee of £15 per document covers the witnessing of your signature by a solicitor at our office. This is a commissioner for oaths fee and is not subject to VAT.
A statutory declaration is a written statement of fact that you sign in front of a solicitor acting as a commissioner for oaths, confirming that the contents are true.
Common uses include:
Fees are prescribed by the Commissioners for Oaths (Fees) Order 1993 and are not subject to VAT:
If you require us to draft the declaration (rather than administering one you have already prepared), our drafting fee is £100 + VAT per declaration.
A certified copy is a photocopy of an original document that a solicitor has signed and stamped to confirm it is a true and accurate copy of the original.
Common uses include:
Our fee is £10 per document per certifying signature + VAT. For example, if one document requires two solicitors to sign, the fee is £20 + VAT. If you have three documents each requiring one signature, the fee is £30 + VAT.
A deed of gift is a formal legal document that transfers ownership of property or assets from one person (the donor) to another (the donee) without any money changing hands.
Common uses include:
A deed of gift has tax and legal implications. Depending on the nature of the gift, there may be Inheritance Tax, Capital Gains Tax, or Stamp Duty considerations. We are not authorised to give tax advice, and we strongly recommend taking appropriate financial and tax advice before proceeding.
Our fee of £350 + VAT covers the preparation and execution of a standard deed of gift. More complex arrangements may attract an additional charge, which we will agree with you before proceeding.
A declaration of trust (also called a deed of trust) is a legal document that records the beneficial ownership of a property — that is, who actually owns what share of it, regardless of whose name is on the Land Registry title.
Common uses include:
Without a declaration of trust, if the relationship breaks down or the property is sold, each party is assumed to own an equal share — which may not reflect what was actually contributed or intended.
Our fee of £220 + VAT covers a standard declaration. More complex arrangements involving conditions, charges, or multiple parties may be quoted separately.
