CONVEYANCING IN WALES
Land Transaction Tax (LTT) Calculator
Buying a home in Wales? You pay Land Transaction Tax, not Stamp Duty. Use our calculator for an estimate and see how the rates work.
What is Land Transaction Tax?
Land Transaction Tax (LTT) is the tax you pay when you buy a home or land in Wales. It replaced Stamp Duty Land Tax in Wales on 1 April 2018 and is collected by the Welsh Revenue Authority. As your solicitors, we complete the LTT return and pay the tax for you, normally within 30 days of completion.

Rates correct as at October 2026. This is an estimate for residential purchases only, and you should check the figure that applies to you before relying on it. You can also use the Welsh Revenue Authority's official guidance. Nothing you enter is stored or sent anywhere.
Current LTT rates for homes
Main residential rates
| Part of the price | Rate |
|---|---|
| Up to £225,000 | 0% |
| £225,001 to £400,000 | 6% |
| £400,001 to £750,000 | 7.5% |
| £750,001 to £1,500,000 | 10% |
| Over £1,500,000 | 12% |
Higher residential rates (additional properties)
| Part of the price | Rate |
|---|---|
| Up to £180,000 | 5% |
| £180,001 to £250,000 | 8.5% |
| £250,001 to £400,000 | 10% |
| £400,001 to £750,000 | 12.5% |
| £750,001 to £1,500,000 | 15% |
| Over £1,500,000 | 17% |
Each rate applies only to the part of the price within that band. For example, on a £300,000 home bought as your main residence you pay nothing on the first £225,000 and 6% on the remaining £75,000, which is £4,500.
Do first-time buyers get relief?
Not in Wales. There is no separate LTT relief for first-time buyers. However, the nil-rate band is £225,000, so many first-time buyers pay no LTT at all. If you are buying with the help of Help to Buy – Wales, ask us how it affects your costs.
When do the higher rates apply?
- Second homes, buy-to-lets and holiday lets. If you will own more than one home after the purchase, the higher rates normally apply. See our guide to buying a second home or holiday let in Wales.
- Joint buyers. If one of you already owns another home, the higher rates can apply to the whole purchase.
- Buying through a company. The higher rates will normally apply, so speak to us before you proceed.
- Replacing your main home. If you buy your new home before selling your old one, the higher rates normally apply at first, but you can usually claim a refund if you sell your previous main home within 36 months. Talk to us before you exchange.
Commercial and mixed-use property
Different rates apply to non-residential and mixed-use purchases, and this calculator does not cover them. Please call us on 01492 588200 or see our commercial property page.
Frequently asked questions
Do I pay LTT or Stamp Duty in Wales?
If the property is in Wales you pay Land Transaction Tax (LTT), collected by the Welsh Revenue Authority. Stamp Duty Land Tax (SDLT) applies to property in England.
Who pays LTT, and when?
The buyer pays. As your solicitors, we complete the LTT return and pay the tax for you, normally within 30 days of completion, using funds you provide in advance.
Is LTT included in your conveyancing fee?
No. LTT is a tax paid to the Welsh Revenue Authority, not part of our fee. Our fixed-fee quote shows it as a separate item, so you can see the full cost of buying.
Do the rates change?
They can, usually in a Welsh Government budget. The date above shows when this page was last checked, and the Welsh Revenue Authority's own calculator always has the official figures.
